The Advantages of Taking Secured Business Loans

Secured business loans are the best solution to a person who wishes to start a business. It is very hard for an individual to be in a position to raise all the money required to start a company. One will require paying wages, buying raw materials and purchasing buildings. A business man may even have to pay for a very expensive license which he or she cannot afford. The best solution is a loan that will provide all the funds required.

There are many types of loans that are available in the market but the fact is that secured business loans are the best. There are many reasons why one may be advised to take such a form of borrowing.

One of the main advantages is that a person is charged a lower interest rate than the other types of borrowing. This means that one will not have to pay a high additional amount of money when paying back the money.

Since the creditor is not afraid of losing funds in case one is unable to repay, one is not required to provide a lot of financial records and guarantors. One is only required to provide an asset or assets which will be used as security for the funds borrowed. This means that the creditor will be in a position to sell the asset in order to recover part or full amount of the loan. This means that it is advantageous to both the creditor and the individual who has been given the capital.

There are many types of assets that can be used as security. The type depends on the creditor. Before a certain commodity is accepted it has to be evaluated so as to approximate its value. Its value should be close to the amount of capital borrowed.

Different countries have different laws and policies that govern the action to be taken in case a person is unable to repay the amount given. A person may choose to sell the secured commodity in order to raise part of the capital.

If the sale does not cater for the full amount, the creditor has the right to obtain a court order or permission to demand the remaining amount. They are many ways in which a person can locate financial institutions such as banks that offer such kind of borrowed money. Advancement in technology has made it possible to view and access such companies by a click of the button. This is where a person logs into an official website of a financial company and provides the necessary details required by the company.

The details include physical address, the type of loan, amount of money being borrowed and the time to repay the borrowed capital. This information is verified online within a very short period of time. This is to ensure that a client receives the capital as soon as possible. The next step involves collateral. This can also be availed online if it involves things like bank accounts and trademarks. Interest rates are usually low and competitive in the market.

Healthy Lending in a Sick Economy

The Great Recession has brought upon us the Great Credit Contraction. That means that commercial real estate lenders have become more cautious. The high loan to values (LTV's) have been replaced by higher investment capital from borrowers. Lower credit scores have been replaced by higher minimums. Raw land and Construction loans have vanished. Stated Income and Reduced Documentation loans have left the lending stage making room for the Fully Documented loans. Appraisals are scrutinized from top to bottom and local economic data are given its deserved emphasis.

At first one may be inclined to think of all these events as a negative element that would impact an economic recovery. But this is far away from the truth. Our current economy can be easily described as an alcoholic man. The credit that's been pumped into our economy during past decades (dot.com, Y2K, real estate boom) has had the equivalent effect - figuratively speaking - of alcohol abuse. The non-discriminatory credit expansion along with below market interest rates - made available by the central banks - has given wrong signals to individuals and businesses thus causing "malinvestments" and speculation. Our economy has become addicted to credit for too much consumption (and not enough production) and finally withdrawal symptoms are kicking in. There are certain unpleasant steps that are required to sober up and that is just one of the requirements necessary for an economic recovery.

For one that has been in the field of lending for a few decades he can probably attest to the fact that in reality today's lending guidelines are not much different than what they were back during the 70′s, 80′s or even the early 90′s. They are in one word, conservative. Of course, if one compares current lending to only five years ago, the difference appears quite drastic. And drastic difference it is but not because today's guidelines are way too rigid but because yesterday's were way too loose.

So, where does this leave the entrepreneur or business man of today? To start with he needs to be prepared to play in the same field with the rest of the competitors. He must be well equipped to prove himself and his project worthy of new credit. This implies a well documented and up to date loan package. He must emphasize his strength and generously compensate for any minor weakness. His project must be sound and viable from an economic standpoint. His background must be rich in experience and knowledge. His financial strength must be outstanding, in other words, he must have some serious skin in the game. And finally all of the above requirements must be clearly described in the project's summary without leaving any room for ambiguities. For more details on how to position yourself first in line for financing read my article, Reality vs Fantasy in Commercial Financing.

The conclusion is that lenders are not willing to take high risk anymore. The current credit deflation has decreased the pool of funds available for lending thus competition for money is fierce. This does not mean there is no more money to lend, it simply means that the current available funds will be distributed to those who can prove their competence and efficiency best.

The Lending industry is quite chaotic and unpredictable, especially in today's economic environment. Banks will like your deal today and hate it tomorrow. Most commercial loans are originated today as Portfolio Loans. This means the lender keeps the loan in their portfolio for the entire term. So, if they find today they have too many retail centers in their portfolio, they will decide - over night and without a warning - to shift to apartment buildings.

Loans For Small Business Owners

Entrepreneurs are some of the most ambitious, adventurous people in our society. Without the people willing take a risk our society would not be where it is today. With the economic climate as shaky as it is in our current state some small business owners are looking at loans for business expenses, equipment, advertising and other business related expenses. Growth in these times is often difficult without the backing of some type of financial source. Financing these days come from many sources traditional and non-traditional.

First let us look at a loan for small business owners specifically. The SBA express loan was launched to offer small businesses a chance at a loan backed by the SBA with little hassle in regards to application. Qualified applicants can obtain a loan for up to one hundred and fifty thousand dollars and are guaranteed to receive a decision within thirty-six hours. The SBA express loan alleviates small business owners from having to go through all of the paperwork that is originally identified with the standard SBA loan.

Next small business owners should look into their local community banks for financial backing. Although the options in financing may not be as varied as a financial giant smaller community banks offer something large lending institutions cannot and that is their flexibility in dealing with entrepreneurs. This is something very valuable when owners are looking into financial backing options.

An asset backed borrowing option can be the right choice for some. This is a way to reduce the risk that entrepreneurs present to financial institutions. Offering up assets as backing to loans can often help to decrease the credit-risk premium. If this is the only way to go don't be discouraged, asset backed loans don't narrow the terms of the loan. That is not the case at all. Assets can be anywhere from a home-equity line of credit to a SBA loan backed by a child's college savings account. Pricier options entail loans linked to company's receivable or contracts billed.

A cosigner is another option for small business owners needing financial backing but not able to obtain financing on their own. A co-signer is needed when the history of the applicant, in this case the small business owners, has a lacking credit history. This is a tricky situation for new business owners to get themselves in because the co-signer then becomes liable for the payments on the business loan if the owner defaults. With new businesses the statistics for success are not weighted in their favor so this is a risky option for a close relationship. It is best to look outside of this option until it is apparent that all other options have been exhausted.

Loans for equipment, startup and growth amongst other things are all incredibly important reasons for a small business owner to be looking for capital funding. It is important that as a society we look at small businesses within our communities and support them financially with our business to help them succeed. With their success comes growth for communities, local and state governments not to mention national growth. With the economic stupor society is in today it is important that people willing to take risks involved with business ownership are rewarded with business.

Very Little Collateral Is Okay

A catch-22 is when a small business needs a small business loan to buy needed equipment, but they have no collateral which is necessary to obtain that small business loan. Your lending institution may look to see if you have any existing assets before they will negotiate with you on making the purchase a security. Therefore, how do you start up a business if you do not have anything established? Catch-22 is a huge dilemma many business owners face when they are attempting to start up a business.
Since there is nothing you can really put up for collateral, it makes it very difficult to get any working capital and if you do not have any working capital, you are basically stuck in neutral with starting up your business. However, there is an alternate route that can put your business in first gear, to find a new business loan you need to find a lender who is willing to take a risk for you. Obviously since the lender is taking the risk you will have to be the one that pays the high price for it because the interest rates for these risky unsecured loans can run fairly high.
Even though we are going through some tough economic times, unsecured business loans are not necessarily prohibited. Just like everyone else banks and lending institutions are not in that better of a situation than us and need as much of your business as they can get. Before even asking for a small business loan you should have thought up of a thorough business plan you really feel confident about. Now if you take that business plan and show these banks or lending institutions exactly what you plan on doing, and showing them the same confidence you have in your business plan, they will almost definitely decide to take that chance on you and grant you the loan you need to start up your business.
In an economy where there exists a collapsed mortgage market and an unemployment rate of 10% financial institutions need to find a different route from the mortgage market to make their money. One way they can do that is by lending out money, even if you do not have much collateral they will be willing to lend due to the fact that these financial institutions want and need to make money in this tough economy. Therefore, when you walk in to get a loan use this information to your advantage to receive that small loan.

Prepare To Be Approved

As a small business owner to be or one that is in existence, but in need of financial backing for growth, the SBA loan application can be complicated. It is important that once an entrepreneur decides upon a loan guaranteed by the small business that they begin the loan process by obtaining the documents required and contact a local lender that deals with SBA loans since they are not a direct lender. Once the documentation has been gathered the loan company with then submit the information to the SBA for approval or denial.

The first piece of documentation that should be completed is the SBA loan application. The business owner should complete this seven page application. Another two page loan application is required to be filled out by the lending company. These applications detail everything about the business, business owner's finances, information on people of interest in the company and details about investments, debts and other financial documentation.

Another part of the SBA loan application is the personal history and background statement. This goes through the applicant's personal history. This involves fingerprinting with a criminal history check as well as a credit check being done in regards to the applicant past business ventures and transactions.

It is also required when applying for a SBA loan that the businesses financial statements are included. This is basically a detailing of a signed balance sheet of the company's profits and losses as well as current statements on the business. Current in this situation is anything within the past ninety days that has relevance to the company's profits and losses. Supplementary schedules are required on all current statements of finance.

Another piece of documentation that is important is a projected statement of finances. A written explanation of your income goal and a financial explanation with how the company hopes to achieve this goal are required to show that the business has a plan for the money being leant. Another pertinent piece of information that is requires in your loan documentation is information on all interested parties in the business be it ownership and information on affiliates with the business.

Licenses and all business certificates are important and should be documented within the application. Another important document that will need to be included is a loan application history. If you can obtain loans through a bank or private lending institution this needs to be sought out before asking for financing form the SBA. The laws set forth to obtain a SBA loan include equality in hiring and granting products and services. This means that the company cannot participate in discrimination of any kind. In order for a small business to be considered for qualifying for a SBA loan it must be a non dominant business in the field it represents and must be independently owned and operated. Certain criterion also involves the number of employees and annual receipts.

Tax returns from the business shall also be considered in the application checklist as well as personal tax returns. It is important to represent at least three years of history to the SBA. Resumes are also an important piece in the puzzle of obtaining funding from the SBA. Along with a detailed overview of why the funding is needed and how it will help the business prosper the business should also obtain a copy of current lease agreements in regards to the building and the equipment leases.

If the purchase of an existing business is in the works the SBA will need information from the existing business including balance sheets, tax returns, the terms of sale along with a list including the purchase price, inventory, value of machinery/equipment and a list of all furniture and fixtures belonging in the sale.

This information will give the SBA a detailed look into the business covering the entire picture on what the owner is basing his attempt for funds for. When looking at the provided information there should be little doubt as to the success of the businesses in order to obtain a loan from the SBA. After going through the documentation requires obtaining a loan the small business entrepreneur should also have zero doubt about the substance on which the small business will be running.

Finding Commercial Mortgage Note Buyers

Commercial real estate has been struggling since the market tanked. Commercial properties are remaining on the market much longer, causing many property owners serious financial headaches. Owners are being forced to make heavy concessions that include deep price reductions and seller financing. Though financing the deal may have seemed wise at the time, the extra cash from an outright sale might really be needed right now. Commercial mortgage note buyers will purchase the note, providing fast cash in return.

If sellers come to the conclusion that this is the best approach, they must find a buyer for their commercial mortgage notes. Many of them are new to this arena so they do not know whom to trust. They may not have any referrals from colleagues, leaving them without any direction. Rather than opening up the phone book or going online and randomly choosing a company to deal with, they should structure their search.

The recommended approach is not really much different than looking for a vendor. The best commercial note buyer is well established and has a good reputation in the industry. It employs knowledgeable people who are committed to customer service and offering a fair price for the mortgage note. A free quote should be available that does not obligate the individual in any way. Commercial note holders should feel comfortable that they can compare quotes from various companies without having any pressure placed upon them. Strong-arm tactics have no place in the commercial mortgage note industry.

Many note holders feel pressed for time because their mortgagees are missing payments. As this loss of income adds up, they may be tempted to make a hasty decision. This choice almost always ends up being regretted. It is better to look for a reliable note buyer that provides a reasonable quote than go with a company that promises a high payout and has an unknown reputation.

The search should begin online and should involve research regarding how long the company has been in business, what it specializes in within the note buying industry, and what its reputation is with previous clients. Companies that include an online quote form make the process much easier. Busy commercial note holders can complete this form in a few minutes and submit it electronically. Within a reasonable period, they should receive a call or email with a no-obligation quote.

Closing time frame is something the note holder should inquire about because this determines how long the income shortage could continue. A reputable commercial note buyer can close the transaction within 30 days and will pay the typical closing costs. The note holder can rest assured that the lump sum payment will be in hand within the next month.

Commercial note holders may choose to sell their mortgage note to receive a return on their investment. If they are not receiving mortgage payments regularly or have stopped receiving them altogether, exploring the commercial mortgage note buyers available may be worthwhile. Going down this road can prevent their entire real estate and overall financial portfolio from being threatened.

Towards Greater Uniformity

EXPECT the most unexpected in the markets. Despite decision to ban badla, the Sensex has been inching upward perplexing a majority of investors. More than the upward movement of the Sensex, it is the improving breadth of the market which indicates that bulls are trying to regain control.

One reason for the improving breadth of the market is the shift in focus from A group stocks to B1 and B2 category scrips. A large number of scrips from these categories have seen sharp rise in volumes during the last fortnight.

The reason for the shift in focus is simple. While A group stocks will move into rolling mode from July 2, B1 and B2 category scrips will go into rolling mode only early next year.

This will provide enough opportunity for marketmakers to keep small investors' interest alive in the market till then. It is the interest of small investors which keeps the market alive and kicking.

Also, FIIs are pleased with the trading system moving closer to international methods such as options and futures. They have pumped in more than Rs 10,500 crore during this calendar.

In fact, consequent to Sebi's decision banning badla, FIIs alone have pumped in Rs 676 crore during the last 10 trading sessions.

This flow of fresh funds and general feeling in the market that nothing bad is in store, have brought back the feel good factor.

Over the next few years, there will be a fundamental change in the market structure. By March, the caste system in the market, ie, classification of scrips into different categories A, B1 and B2 will come to an end.

Currently, A group stocks enjoy an edge over other category stocks in the form of liquidity and carry forward facility. Come July 2 and this will come to an end. It will make investors look at all scrips in like fashion.

This is likely to lead to an upward re-rating of a large number fundamentally good scrips which are currently neglected by marketmen just because these belong to the B1 and B2 categories.

Therefore, it is now time to take a closer look at fundamentally sound scrips belonging to the B1 and B2 categories as a large number of winners are likely to emerge from among these categories.

Adding to the bullish mood of the market is the announcement by the meteorological department that monsoons are set to be normal yet again. Even drought hit states -- Rajasthan, Gujarat and Madhya Pradesh -- are expected to receive normal rainfall.

Historically, after a spell of drought, whenever normal monsoons have returned, the market have always recovered sharply.

During the drought of 1987, the Sensex was moving in the range of 530 and 390 and was in the firm grip of bears. In 1988, as soon as first indications of a normal monsoon reached the market, the Sensex moved upward very sharply and touched a high of 720 in the same year.

With the arrival of normal monsoons in the three drought hit states, rural demand from these states is expected to increase. This is likely to bear a positive impact on sectors like tractors, pesticides and two-wheelers which draw a large part of their demand from rural India.

Improved rural demand should help see a rise even in FMCG major HLL's topline growth.

Technically, the most important signal likely to emerge will be on the weekly moving average convergence divergence charts. Currently, it is placed in the negative territory.

The average and trigger lines are converging towards each other and are very close to give a buy signal.

If a confirmed buy signal emerges from this chart, (most often it is a whip-saw), it would be after a gap of five years when the MACD chart will show a strong positive divergence coupled with a buy signal.

A similar trend appears on the monthly stochastic chart too. It is currently in the sell mode and is placed in equilibrium territory. But the average and trigger lines have started converging.

Though, these are still far apart, if a buy signal appears on this chart too, that would confirm a strong bullish mood as it would also be seen after positive divergence.

The 14-month William%R has given a buy signal as it moves upward from the oversold territory. However, it has not yet shown any positive divergence.

Multifamily Financing Tips

Apartment buildings are hot today. As a matter of fact those who own them benefit from this real estate bear market. If you wonder how's that, just think of the millions of homeowners whose properties have been foreclosed or were forced to short sale their homes. These folks are now renting, they can't qualify to buy another house, at least not for a few years. In the meantime, banks are in no hurry to dispose of the recently foreclosed homes as the government has helped them eliminate their losses (through bailouts). While these homes are sitting vacant for months, if not years, the apartments are getting full and more demand is thus created.

Before rushing in to look for apartment buildings be sure to learn what it takes to qualify for a mortgage nowadays. Skin in the game is a must, there are no 100% loan programs available today no matter what the internet says. Financial strength is also required, the lender must feel comfortable that you'll have sufficient reserves/net worth to cover for the mortgage payments should high vacancy occur or major repairs must be made. And last but not least, it's the background in owning and managing apartment buildings. Owning and managing residential properties is not sufficient experience, yes both are real estate but completely different breeds. For more details on how to position yourself first in line for financing read my past article titled "Reality vs Fantasy in Commercial Financing".

As far as apartment building loan programs there are a few that most seasoned owners/investors are currently taking advantage of. For example, there is a Multifamily Small Loan Program that streamlines the entire loan process for multifamily acquisition and refinancing for loans between $1 million to $3 million ($5 million in major MSAs). Why is this loan so cool? First of all because once you have it you won't need to refinance after a few years. You see, most bank loans have terms of three, five, seven or ten years (with balloon payments and longer amortizations), after which owners simply are forced to refinance. Not with this loan! You get a low rate and save money - and equity - by not having to refinance in the future.

Does it appear too good to be true? No, not really, because as mentioned earlier a substantial down payment (if purchase) or equity (if refinancing) is required. Expect an average of 70 to 80% LTV (Loan to Value) with no exceptions above this limit. Expect to provide evidence of previous multifamily ownership and a solid PFS (Personal Financial Statement). If you're half way there here is an idea. Find a trustworthy partner with whom to join forces, and remember the word "trustworthy".

When it comes to rates while they are low they won't be as low as residential rates. However, the lower the LTV the better the rate. For example a loan with a forty percent equity and a higher debt service ratio will benefit in form of lower rates due to its lower risk. (For a rate quote please contact me). The other difference is that residential loans today tend to come with no prepayment penalties while many commercial loans do. So what should a borrower expect? Up to five years with a penalty determined when the loan is underwritten. Yet, this should not be considered a big detriment unless you plan on selling the property during the next few years. This loan program is best used for those planning on holding on to the property in longer term (more than five years) otherwise, there are better programs for short-term investors.

Properties best suited for this program are those in good to great condition and with high occupancy rates of 90% or above. I see plenty of requests out there for distressed multifamily properties and yes, there are great opportunities in buying and stabilizing such properties. And hard money or private money may be the temporary solution. After the property is fully stabilized it may then qualify for the Multifamily Small Loan Program.

Please try to forget the guidelines from the past decade. Forget the no down payment or little down payment programs. Forget the stated income, no income and no documentation programs. They are fantasy, unrealistic, time-wasting thoughts. They are gone and not coming back for a long time. Seasoned investors know this and that's why they work rather efficiently when they are in need of financing. Their goal is a successful closing and they know what it takes to get there...a viable project and a viable borrower with more than enough proof to provide to the lender.

One last piece of advice. If you're looking to finance apartment buildings in Croatia or Australia or some other far-off land you won't get funded by American lenders. No matter how appealing your project is it won't happen. Why? The problem is one of taxation. If a foreign bank were to make a big loan here in the states, the US government would levy a foreign lender tax of 30% of its interest income. Conversely, an American lender doing a loan in another country would subject itself to a similar tax imposed by the foreign country (check with your tax adviser for more details). There is one exception, however, and that is if an Australian bank starts a subsidiary bank here in the US and the subsidiary makes loans in the US. Generally speaking, if you are seeking a loan in Croatia, save time and energy, and go local.

Individual Private Sector Banks

Bank stocks had moved up last week in anticipation of big-ticket reforms in the banking sector. However, the move came about as a damp squib as it was just an enabling provision to help banks raise more equity from the market. The proposal to bring down the government stake down to 33 per cent would essentially come through banks increasing their equity or through a reduction of capital.

As no one can hold more than 1 per cent of the equity, it would ensure that no strategic partner comes in nor a change in management would be possible. As the public sector character of the banks would be retained together with parliamentary supervision, it does little to change the management style either.

The move to grant greater autonomy to bank boards would as a result come as a cropper. The government has also retained the right to appoint the chairmen and directors on the boards of the bank, thus doing little to induct in more professionalism and entrepreneurship. The ability to restructure cost base and issues of independence of management would still remain. Key long-term issues including legal reform to address asset recovery and universal banking remain unaddressed too.

The lack of reform has impeded meaningful reduction in non-performing assets. The credit growth is likely to slow down in the coming months on the back of slower industrial growth. The interest rate environment is also expected to be fluid, which will put pressures on the spread. Technology has widened the gap between pro-active banks and others.

Most public sector banks have been unable to respond to the opportunities created by technological change. As most of the PSU banks having controlled market share till now are facing capital and management constraints, pro active private banks have managed to gain share and grow rapidly. While bank stocks, particularly those in the PSU sector are currently available at attractive valuations, there aren't significant upsides to the performance at these levels.

While we are not bearish on the sector, a lot would depend on the portfolio churning by institutional investors. With the information technology sector going out of favour for fresh money buys, a defensive sector like banking could be looked up to by investors. In that event, if portfolio churning does take place, the sector may find favour.

There aren't any indications of that happening now. Individual private sector banks with a technology edge are expected to continue to generate investment interest.

Open Market Operations

The Deposits of State Bank of India closed for subscription on November 6, 2011. The scheme expected to mobilise around $4-5 billion has undoubtedly been a resounding success. The total collections are reported to be over $5.5 billion, thereby exceeding the figure of $4.23 billion collected under Resurgent Bond scheme. The MID was the third sovereign bond floated over the last decade.
The first in the series was Development Bond floated in 1991 to mop up dollar funds in a bid to tide over the serious balance of payments crisis. Similarly, the purpose of RIB was to mitigate the pressures of financing the mounting trade deficit against the backdrop of post economic sanctions scenario. This time, again, the scheme was aimed at increasing the forex reserves against the backdrop of weak rupee and the burgeoning oil import bill.
In the government securities market, the higher collections under IMD scheme has given a big boost to the market. With expectation of good inflow coming into the market, players built up positions at the longer end. RBI also conducted the price based auction of 11.99 percent GOI 2009 on November 6, the closure date for IMD. 224 bids worth Rs 9037 crore were received against the notified amount of Rs 3000 crore.
Similarly, the cut-off yield at the auction was below the market expectation. This resulted in appreciation of prices at the longer end with yields falling. 11.40 percent GOI 2008, 11.99 percent GOI 2009, 11.30 percent GOI 2010 and 11.03 percent GOI 2012 were the most traded securities. In view of good subscription at the auction and the underlying sentiments in the market, RBI placed three securities viz. 11.75 percent GOI2006, 11.90 percent GOI 2007and 11.43 percent GOI 2015 in its OMO sale window at a price higher than the prevailing market price of the securities.
Continuing with its sterilization move, RBI for the first time placed 11.19 percent GOI 2005 in its OMO sale for an amount of Rs 3500 crore at a price to be decided through auction basis. Having created demand for longer tenor, RBI also conducted another auction of 11.03 percent GOI 2012 for a notified amount of Rs 4000 crore on November 13. The paper has been amongst one of the most traded paper at the longer term.
The paper was again fully subscribed at a cut-off yield of 11.50 percent, a fall of 20 basis points from the cut-off of 11.70 percent on October 25. Even after the auction, the yields on the paper fell. At the shorter end too, the cut-off yield at 364 day treasury bill auctions declined successively to 10.15 percent. In fact, the entire yield curve has shifted downwards in the past fortnight. The fortnight has thus been marked by massive sterilization operations by RBI through Open Market Operations sale of securities and also two auctions.
This resulted in an outflow of around Rs 18000 crore from the system. Inflows in the system were around Rs 2000 crore only resulting in temporary mismatch in demand and supply of funds. RBI, however, continued to inject funds through reverse repo at 10 percent so as to cap the call money rates. Government has so far completed 75 percent of its budgeted borrowing.
With IMD inflows expected to enter the system within 10-15 days, the undertone of the market continues to be bullish. Besides adding on to liquidity, it will also lend stability to the exchange rate. Credit to commercial sector is not picking up. With forex reserves of around $40 billion, RBI would be in a better position to meet the burgeoning oil import bill. Inflation has started tapering off and with reduced level of monetisation, it is no longer a cause of concern.
Oil prices have also started coming down and once winter is over, it is likely to break down further. With slowing down of the US economy, prognosis for US rates is also benign. Under these circumstances the possibility of any further pressure on interest rates is not likely. To look it is more helpful information about finance.

The Cycle Continues

Sentiment has improved significantly in the stock markets. And we believe that the positive bias would continue roughly through the next one month, at least until the budget.

Except for a small technical dip sometime this week, markets look poised for a gala time in February.

However, as the euphoria over the budget reaches a crescendo in late February, investors would be well advised to make an exit at higher levels, we feel.

The pick up in sentiment is the result of a number of factors. Primarily the huge FII buying on technology counters has triggered the current rally.

FIIs traditionally make large investments in the beginning of the year and this leads to a ramp up in stock prices. Interestingly, when FIIs are making the bulk of their purchases, stock prices do not move up in the initial stages. However, prices move up sharply after the lag of a few days and we see a big ramp up in prices. Take for instance, the FII buying since the start of this year. FIIs have been big buyers of equity since the beginning of the month.

However, stock prices did not move up for nearly three weeks and it was only last week, after FIIs had pumped in a good Rs 2000 crore, that buying started showing up in prices. Usually the bullish trend that thus starts lasts for a few weeks and initial investors sellout at higher levels. This trend was visible last year too in the crucial months of January and February. The important point to note is that FIIs made very large investments in equity in November and December 2009.

Although the market at that time was quite bullish, the huge ramp up in prices took place in January and February, 2010. However, FIIs invested merely $50 million in January when the indices were truly zooming. They were big sellers in March when the indices were touching a new high. Similarly, in April, 1999, just after the Vajpayee government fell, FIIs pumped in over Rs 1000 crore into equities and subsequently despite the Kargil war, stock prices moved up.

The short point is that we usually see an upward move in stock prices after large FII buying takes place. However, the upward move takes place with a lag, after the initial round of buying. Following this logic, we expect the prices to generally move up for the next few weeks.

We expect technology stocks to lead the rally. However, the ramp up in prices this time may not be as steep as it was last year and therefore investors should be cautious of entering at higher valuations later in the rally. Typically, all investors would make some money in the initial run up. They reinvest that money in other stocks subsequently, but forget that they are entering at higher prices.

Also the amount of exposure rises with every profitable deal. Therefore, when the markets fall investors lose money in one go. We largely expect the current rally to last a little over a month and advise caution while investing when indices rise more than 20 per cent from the present level.

It is expected that after the forthcoming rally, valuations for technology sector would settle in a more realistic range and a distinction would be drawn between good quality companies and the doubtful ones.

This does not imply that the fancy for technology companies would end or wane. We believe that software technology companies would continue to grow at a healthy pace and their fundamentals would be sound.

However, the stocks would move in step with individual corporate developments rather than as a group. Leading companies would become market performers while the laggards would under-perform the markets.

As a diversification to their technology portfolios, investors should look for well-known corporations where business models are being restructured, which could lead to a re-rating of the stock.

A very good example over the next year could be Grasim Industries, L&T and Hindustan Lever. All three are leading players in their respective fields.

Their growth rates have been bogged down due to the large and diversified nature of their businesses. And now their managements are in the process of restructuring businesses to make optimum use of resources.

This could lead not only to an increase in their profit growth rates but also to better valuations.

We are particularly hopeful of beneficial results in Grasim and Hindustan Lever, both top companies of the country.

Alternative Financing for Wholesale Produce Distributors

Equipment Financing/Leasing

One avenue is equipment financing/leasing. Equipment lessors help small and medium size businesses obtain equipment financing and equipment leasing when it is not available to them through their local community bank.

The goal for a distributor of wholesale produce is to find a leasing company that can help with all of their financing needs. Some financiers look at companies with good credit while some look at companies with bad credit. Some financiers look strictly at companies with very high revenue (10 million or more). Other financiers focus on small ticket transaction with equipment costs below $100,000.

Financiers can finance equipment costing as low as 1000.00 and up to 1 million. Businesses should look for competitive lease rates and shop for equipment lines of credit, sale-leasebacks & credit application programs. Take the opportunity to get a lease quote the next time you're in the market.

Merchant Cash Advance

It is not very typical of wholesale distributors of produce to accept debit or credit from their merchants even though it is an option. However, their merchants need money to buy the produce. Merchants can do merchant cash advances to buy your produce, which will increase your sales.

Factoring/Accounts Receivable Financing & Purchase Order Financing

One thing is certain when it comes to factoring or purchase order financing for wholesale distributors of produce: The simpler the transaction is the better because PACA comes into play. Each individual deal is looked at on a case-by-case basis.

Is PACA a Problem? Answer: The process has to be unraveled to the grower.

Factors and P.O. financers do not lend on inventory. Let's assume that a distributor of produce is selling to a couple local supermarkets. The accounts receivable usually turns very quickly because produce is a perishable item. However, it depends on where the produce distributor is actually sourcing. If the sourcing is done with a larger distributor there probably won't be an issue for accounts receivable financing and/or purchase order financing. However, if the sourcing is done through the growers directly, the financing has to be done more carefully.

An even better scenario is when a value-add is involved. Example: Somebody is buying green, red and yellow bell peppers from a variety of growers. They're packaging these items up and then selling them as packaged items. Sometimes that value added process of packaging it, bulking it and then selling it will be enough for the factor or P.O. financer to look at favorably. The distributor has provided enough value-add or altered the product enough where PACA does not necessarily apply.

Another example might be a distributor of produce taking the product and cutting it up and then packaging it and then distributing it. There could be potential here because the distributor could be selling the product to large supermarket chains - so in other words the debtors could very well be very good. How they source the product will have an impact and what they do with the product after they source it will have an impact. This is the part that the factor or P.O. financer will never know until they look at the deal and this is why individual cases are touch and go.

What can be done under a purchase order program?

P.O. financers like to finance finished goods being dropped shipped to an end customer. They are better at providing financing when there is a single customer and a single supplier.

Let's say a produce distributor has a bunch of orders and sometimes there are problems financing the product. The P.O. Financer will want someone who has a big order (at least $50,000.00 or more) from a major supermarket. The P.O. financer will want to hear something like this from the produce distributor: " I buy all the product I need from one grower all at once that I can have hauled over to the supermarket and I don't ever touch the product. I am not going to take it into my warehouse and I am not going to do anything to it like wash it or package it. The only thing I do is to obtain the order from the supermarket and I place the order with my grower and my grower drop ships it over to the supermarket. "

This is the ideal scenario for a P.O. financer. There is one supplier and one buyer and the distributor never touches the inventory. It is an automatic deal killer (for P.O. financing and not factoring) when the distributor touches the inventory. The P.O. financer will have paid the grower for the goods so the P.O. financer knows for sure the grower got paid and then the invoice is created. When this happens the P.O. financer might do the factoring as well or there might be another lender in place (either another factor or an asset-based lender). P.O. financing always comes with an exit strategy and it is always another lender or the company that did the P.O. financing who can then come in and factor the receivables.

The exit strategy is simple: When the goods are delivered the invoice is created and then someone has to pay back the purchase order facility. It is a little easier when the same company does the P.O. financing and the factoring because an inter-creditor agreement does not have to be made.

Sometimes P.O. financing can't be done but factoring can be.

Let's say the distributor buys from different growers and is carrying a bunch of different products. The distributor is going to warehouse it and deliver it based on the need for their clients. This would be ineligible for P.O. financing but not for factoring (P.O. Finance companies never want to finance goods that are going to be placed into their warehouse to build up inventory). The factor will consider that the distributor is buying the goods from different growers. Factors know that if growers don't get paid it is like a mechanics lien for a contractor. A lien can be put on the receivable all the way up to the end buyer so anyone caught in the middle does not have any rights or claims.

The idea is to make sure that the suppliers are being paid because PACA was created to protect the farmers/growers in the United States. Further, if the supplier is not the end grower then the financer will not have any way to know if the end grower gets paid.

Example: A fresh fruit distributor is buying a big inventory. Some of the inventory is converted into fruit cups/cocktails. They're cutting up and packaging the fruit as fruit juice and family packs and selling the product to a large supermarket. In other words they have almost altered the product completely. Factoring can be considered for this type of scenario. The product has been altered but it is still fresh fruit and the distributor has provided a value-add.

Business Cash Advance, Helping Small Business Owners Get to the "Next Level"

When all available means of financing have all but dried up there is one form of capital acquisition that has become readily available. It is offered to small business owners and comes in the form of a business cash advance. What makes it a viable option for many is that for the most part what determines the terms and conditions are previous sales history and not credit history or available collateral.

The application process is much easier than that of traditional financing. Most lending institutions simply require three to four months of both business bank statements and merchant account statements along with a one page application. Final approval is received in as little as twenty-four hours.

The terms are also much different than conventional business loans. While in a typical business loan there is a set interest rate and term (usually in years) to pay back the loan, a business cash advance has a factor rate, holdback percentage, and a term (usually in months).

Let's compare the two to determine total cost. When borrowing $50,000 under conventional parameters you may be looking at a seven-year term (84 monthly installments) at an interest rate of 7%. Monthly installment payments of $755 for that time period will equal a total of $63,420. When borrowing capital using a business cash advance a typical factor rate might be 1.35 with a holdback of 20% and a term of 15 months. This would equate to a total payback amount of $67,500 over the course the 15 months by holding back 20% of sales each day.

It is obvious to see that a business cash advance is more expensive than traditional lending, but approval rates needs to be taken into account when forming an opinion on this available tool to help a small business grow. At smaller banks business loans are approved roughly 45% of the time while at big banks ($10 billion+ in assets) are approving small business loans at an atrocious sub 10% level. Business Cash Advance approval rates on the other hand are up near 85%-90%.

Although the costs are somewhat elevated so too is to the risk to the lending institution supplying them. Basing a loan on just a few months of sales data is a dangerous undertaking. This is why the lenders of a business cash advance take on a more proactive approach when collecting their money. The borrower will either have to currently be using or change to one of the lender's approved credit card processing companies. The lender then is able to automatically withdraw a certain percentage of the daily credit card sales straight from processing until the business cash advance is paid off.

Lenders of business cash advance services are claiming to have many repeat customers who are very satisfied with the process. It truly is one of the few ways way that enable small business owners to acquire capital to help their businesses grow. It is for this reason that it is expected that the business cash advance industry will not be slowing down anytime soon.

Enterprise Risk Management in the Banking Industry

After the financial collapse in 2008 that was marked by the demise of some of the oldest financial firms in the banking industry, enterprise risk management has become a regulatory concern as well as a business concern. Assuring that the institutions which form the backbone of the country's economic infrastructure are observing proper operation risk management practices is seen as benefiting all citizens, not just customers and shareholders. Regulatory form, which has been the subject of press coverage and congressional inquiry, will certainly take a central role in the upcoming presidential race. As such, understanding critical factors is an important part of being well informed.
The Terms
Enterprise risk management refers to practices that are specifically designed to protect the very existence of the business, or enterprise, for which they are implemented. Within the banking industry, this can refer to an ever-changing group of risks. In recent years, these have focused on practices that protect against allowing a financial institution from becoming over-leveraged.
The meltdown in 2008 was largely precipitated by banks over-extending credit which in turn impacted the real estate market as well as the very viability of the institutions which had issued that credit. When defaults began to occur, a cascading effect took place and the entire economy was put in jeopardy. Operational risk management refers to managing those risks which are directly related to the operation of the business in question. In most cases, these risks represent enterprise risks as well, but the overlap between the two terms is not absolute.
Regulatory Developments
Over the past several years, there have been a variety of developments that have had a significant impact on the market. The Dodd-Frank legislation, changes in margin requirements and alteration to reserve requirements are just a few of the regulatory changes that have been enacted and targeted at forcing sound enterprise risk management practices. The Federal Reserve, the Securities and Exchange Commission and others have all worked towards reforming Wall Street for the overall protection of the economy and tax payers in general.
An example of one of the operational risk management changes that has been imposed on the banking industry is the practice of regularly conducting stress tests to be sure that the assets of any financial institution that is deemed "too large to fail" are not over-encumbered. The specifics of each test are highly complex, but the purpose of the exercise is to assure regulators that the institution in question can manage its exposure. Practices like requiring any lender to keep a certain percentage of the loans they make on their own balance sheet also help to protect the long-term viability of the institution by trying to force good judgement.
The Big Picture
The issue that is likely to be debated going into the presidential race is the cost of imposing operational risk management practices on free enterprise. While it is hard to argue that protecting the economy as a whole is in the best interest of all citizens, any time the free market is restricted, there is a cost. Some argue that the cost is too high and has unseen consequences that cannot be risked, while others defend these practices as a balance to natural greed. In any event, the discussion is an important one that will have a deep impact on the global economy for the foreseeable future.
Enterprise risk management refers to practices that are specifically designed to protect the very existence of the business, or enterprise and which has seen operational risk management changes that has been imposed on the banking industry is the practice of regularly conducting stress tests.

Securing Property Development and Refurbishment Finance in the UK

In the difficult financial climate which currently prevails in the UK many established Property Developers and Builders have experienced significant problems in obtaining the necessary support to continue doing business. Whilst there has been some relaxation of late, the major High Street Banks in the UK still have very limited appetites to support speculative multi - unit development projects ( i.e. those without significant pre-sales in place ).

Generally they are only keen to lend to the more established clients and further they will restrict the loan advance to a low loan to project cost ratio which will preclude many developers from taking on a project as they are unable to raise their own cash input.

The good news however is that away from the high street there is a significant and growing number of new lenders in the UK who will take a far more entrepreneurial approach to property development funding including Refurbishment projects and who will support a broad range of both Residential, Commercial and Mixed Use projects across England, Wales and Scotland.

Lending decisions in this sector of the market are made primarily against the quality and the perceived demand for the end product to be developed. Other key criteria include the experience and financial stability of the borrower and the credentials of any proposed main contractor to be used on the project. The real benefits for the borrower in getting access to such funds is the speed of decision making - decisions in principle generally within 24 hours and the amount of the overall advance - generally 50% of the site cost provided and up to 100% of development funding. Once the loan terms are agreed the speed to complete the process is again far quicker than normal with advances available in 2 to 4 weeks dependent on how quickly the legal aspects can be completed.

The general limit of funding provided on an Interest Only facility will be circa 65% to 70% of the Gross Developed Value (GDV). This limit would include any allowable fees to be added to the loan along with the interest cover which will 'roll up' and be added to the loan during the course of the development. If a client can demonstrate that the loan interest could be serviced then this will make a positive impact on the level of the loan achieved and in certain circumstances the loan can be increased if additional freehold property is made available as additional lender security. For most projects the normal loan term will be between 9 - 24 months including an agreed Marketing phase upon completion of the build.

As one might expect the fees and rates will not be at High Street levels but, depending on the key criteria applied, loans are currently offered from 7% above Bank base Rate with fees circa 2% to 4% of the loan amount. Loans are generally available from a minimum level of £50 K up to £25 Million for the larger developments.

Bad Credit Business Loans - No Credit Check

These tough economic times seem to be the best time to start your own business. So many folks are facing unemployment with no prospects of finding a good job, the only viable way to sustain oneself is starting a business. But, because these tough economic times have caused a lot of people to take big bad hits on their credit reports, finding the funds to start up or grow your business can be tough to do.

Some Lenders Willing to Help Small Business Borrowers

Because so many borrowers have taken hits on their credit reports, and because traditional lenders may not be willing to underwrite such loans, private lenders have stepped in to provide them with the funds they need to start or grow their businesses. Many of these lenders can be found online. You should talk with others, even strangers, who have a small business and ask them how they went about getting the funding they needed.

You Must Have a Dream of Success

Of course, funding is important. But the driving force behind making a business work is having a dream. Having good knowledge of how what you have to offer in terms of business is something that is needed and will reward you with success and a very decent income. No matter what difficulties you may face, especially in the form of funding, the dream is what will help see you through. Do not give up - you can make a go of it.

Know Yourself and Know Your Business

The first thing you must do is have a solid business plan. You need to know how much you need to start the business, how much you will need to survive until the business takes hold, and how much you can afford to pay each month. You should make every effort to keep your personal finances separate from your business finances. Without a solid plan and a solid budget, not many lenders are going to be willing to talk to you. Not even private lenders.

Government Lenders and Private Lenders

Once you have a solid plan and budget, you need to cast your search net wide. You should approach traditional brick and mortar financial establishments, these folks can help you land small-business government loans that carry very low interest rates with very generous repayment terms. When you first start thinking about funding, be aware of what the government has to offer. Avail yourself online of the resources available through government and other sites. Check out the Small Business Administration.

Some Lenders Willing to Go the Extra Mile

Do not be discouraged if you are turned down in the traditional venues. Plenty of private lenders are out there who are willing to help out the small businessman or businesswoman. However, with these lenders you may find the interest rates somewhat more hefty than those of the traditional lenders or government lenders. On the other hand, you may find that some of these lenders are willing to go the extra mile if they believe what you believe about the prospects for your business success. They may be willing to cut you some very interesting or innovative ideas when it comes to the cash you need.

Do Not Forget Who Helped

Whatever you do, make sure you meet the repayment conditions specified in your loan contract. You may not have the best credit, but you will want your business to have excellent credit. After all, that is part of the dream of owning a small business.

Commercial Loans and Business Plans Considered

It's not easy to write a business plan, but it is paramount that entrepreneurs do so. For instance, consider if you will the type of folks who are entrepreneurs - gregarious types of individuals, who are probably not very good with the fine details as accountants are. Therefore, they often have trouble preparing business plans. Nevertheless they need to do this so they understand what they're getting themselves into, and evaluate their potential business opportunities appropriately without allowing their optimism to run away with the game.

Over the years, since retirement, I have helped various entrepreneurs in their businesses, and often they need to get funding or financing to start these endeavors, so they go and look to get a commercial loan. The bankers know that entrepreneurs aren't very good at writing business per-startup plans, so generally they except business plans which are half baked, or in the case of the small business administration, they have a form which is filled out by the entrepreneur in place of the business plan, it's about 13 pages.

However, a decent start-up plan could easily run 40 pages including the proformas in the back. It seems to me rather than making it easy for entrepreneurs to get commercial loans and therefore requiring less than adequate business plans - that we should be moving in the other direction, stipulating that the business plans the very well done. Indeed as a taxpayer I am concerned that my tax dollar will subsidize the SBA loan program. And many of these loans fail, but right now the taxpayer and SBA guarantees 90% of the loan with the local banks which make the SBA loans.

Since the bank has very little risk because the government is guaranteeing 90% therefore they are only on the hook for 10%. Are you beginning to see the problem with this? If entrepreneurs and small business people can't prepare start-up plans, and they aren't sure what they're getting themselves into, why an Earth is the SBA and commercial business banks providing more rope for these future business owners to hang themselves with? Indeed that makes no sense at all does it?

Perhaps, this is why I often tell entrepreneurs to create a business startup plan, then look at the real numbers, and play devil's advocate a little bit against their overbearing opportunistic enthusiasm and hyper drive optimism. Indeed, I hope you will please consider all this and think on it. If you have any questions, comments, concerns, or even case studies, I would be glad to hear about it. Please shoot me an e-mail.

How To Get An SBA Loan Tailored To Your Business

If you would like to launch a business and are not among the lucky people that have substantial sources of extra funds, you're going to need to get an sba loan to get the company up and running. If you're looking for financing, here are some tips that will make acquiring the sba loans to start a business a bit easier.
One hint is to try to know precisely how much money you will require. This is no time to go in with a ballpark figure. You need to be as specific as possible. Do your research, crunch the figures and run these numbers time and again, until you get a stable amount. You may want to need to include a little extra for things like emergency contingencies.
You may think that you need business loans to start a business as working capital, and that could be accurate, however you should avoid telling the loan officer. This is usually not a good way to get approval for the business loan.
The fact is that with regards to a SBA loans or merchant cash advance, you are limited to a few ways you can legally utilize this money. You can use it to repay previous financial obligations, buy new equipment for the business and, of course, to cover operating expenses.
Having a thorough business plan in place before you start shopping for a loan is a good idea for many different reasons. Generally, this will make a good impression on any loan officer you deal with. Additionally, an in depth strategy of the details of the business loans will help you to start a business as well.
For instance, detailed cash flow projections of your business plan will help you to get a good concept of how long it will take for you to pay off any loans you receive to start up a business. Being mindful of this, will help you to know the length of the loan you will need, and,in turn help your loan officer to craft a unique loan for your start up businesses needs as well.
One of the most important things that you can do when looking for SBA loans to start a business is the interest rates you'll be offered. It is easy in the exhilaration of starting a new business to not pay close attention to this, but you do so at your own risk.
The lower the rates the better, but so often many people go for loans with interest rates that are simply too high. Since they're easier to obtain, the result is that loans with higher than normal interest rates can often reduce a business' income and it can eventually lead to bleeding a business dry. If you are paying close attention to the interest rates of the lending options, you're able to prevent obtaining a loan that is not sustainable and that leaves you in a situation of not being able to repay the obligation.
When looking for new business loans or merchant cash advance, Lendio Loans uses proprietary technology that instantly combs through more than 13,000 lenders and hundreds of loan types to match you with the best business financing or SBA loans available. With your unique information we provide you with the best loans available so you can compare and choose from the top lending options.

Popular Credit Options For Small Businesses

As a way to build your business, credit can be a very powerful tool. Regardless of whether you want to expand your capabilities, increase inventory or to boost your cash flow, credit options for small businesses can make the impossible, possible. With all kinds of options available for funding, like a merchant cash advance, you can have the short term funds on hand you need without being committed to a long term loan you don't need to deal with. Short-term options give you the ability to have the funds you need without unnecessary headaches.

If you own a business, you know just how often a cash flow crunch can limit your abilities. Having clients working on a net 30 credit term means they have product that you've not been paid for yet. Not only that, but if a customer is behind on what they owe you, then you're the one that's stuck with dollars out of pocket. Being able to secure a short term loan means your business can survive a short term cash flow issue and having credit options for small businesses means you've got multiple ways to borrow money to bridge the gap.

As a great financial tool to have, the ability to get an unsecure loan means you can get the funds you need without major headaches. Since there's no collateral to secure the loan and a minimum of paperwork that has to be completed, it's a great loan to have to get inventory for quick sales. As a credit option for small businesses, this gives you a level of flexibility you can't get with a long term loan, but there are more options available as well.

Cash advances are loans that are tied to your monthly receipts. This type of loan is great when you're waiting on inventory to turn over or for a customer to pay and you've got an immediate need for cash for payroll or other expenses that won't wait for the circumstances to clear up. As a credit option for small businesses, this can be a quick way to break up a cash flow log jam. But for those looking for a long term solution for expansion or equipment upgrades, then a straight forward business loan will be the best option to take.

As an option for big ticket items such as equipment upgrades you'll probably want to go for a standard business loan. But for short term solutions, credit options for small businesses will enable you as a business owner to remain flexible without having to have the long term debt hanging over you. As a short term solution, cash advances and an unsecured line of credit will be the key to taking care of your business.

Business Finance Alternative - The Merchant Cash Advance

Business finance, as many a business owner knows, can be tricky to secure with a stringent application process.

Due to the economic climate, the banks are much more reluctant to lend and tend to be much stricter when assessing applications for business finance. Even if you do get accepted for the business loan, there are usually strict monthly repayments and early repayment charges if you wanted to repay the balance early.

Bank business loans aren't the only form of finance available however. There is a business finance alternative that is quickly growing in popularity. It is known as a merchant cash advance and is available from many lenders who have a strong online presence.

Many of these lenders have built up a strong reputation for providing a flexible business finance alternative.

What makes the merchant cash advance so flexible is the fact that there are no fixed monthly repayments. The balance is repaid from an agreed percentage of your customer's future credit and debit card transactions.

If your business processes more than £3500 per month in card transactions then there is a good chance you will qualify as acceptance rates are exceptionally high.

This flexible repayment method means that if your business picks up and you start to process more card transactions then the advance will be repaid quicker than anticipated and likewise if your business is experiencing a slack period then you don't have a fixed monthly payment, like with a business loan, that may hurt your cash-flow.

Some online merchant cash advance lenders have 24 hour online tracking systems meaning you can see exactly where your advance is up to any time day or night.

I was reading about one small business who used a cash advance, and they wanted to extend their range of stock and needed about £15000. They had sourced a real bargain on a batch of great products that they knew they could turnover quickly but didn't have the funds to purchase.

They used the cash advance as a business finance alternative as their bank declined them for the loan. Apparently everything went to plan and the stock did indeed sell quickly which meant that they repaid the cash advance much quicker than anticipated.

The application process for a merchant cash advance also tends to be much simpler than a bank loan and the money is usually available within two weeks.

So if your business needs finance then don't just look at the banks. Consider all business finance alternatives including the merchant cash advance.

A Business Loan Is Still Possible For Bad Credit

Let's face it, the truth is that if you have bad credit, the chance of you getting approved for a business loan is severely limited. The good news however is that it's still not impossible. It can still be done if you know how it works so a little bit of homework is necessary to increase your chances of getting approved for boat loans.

Firstly, make sure first that you do have bad credit. There are many people that think they have bad credit just because it's not as high as before. So before you cry your heart out thinking that you have bad credit, check your credit report first. You may have lower credit score than before but poor credit is still not bad credit. Read and ask around and try to find out what banks and lenders actually think is bad credit for them. Request for a copy of your credit report and do a thorough check on it. Be sure that you sweep through the entries one by one and make sure that they are accurate. You might even want to cross-reference these entries with receipts and bank statements that you have for your credit card. There are some instances where erroneous entries may happen and in such cases you need to be certain to report them and have them corrected immediately. Especially when you have poor or bad credit, you can't really afford any wrong entries in your credit report.

Commercial Mortgages Explained

One typical way for people to acquire business property is to procure a loan, also known as a mortgage. When they are going to be using the property for business functions, the loan will be a commercial mortgage. These types of loans can be used to buy a structure where specialists will operate the business. The other choice is to acquire a house or apartment building that will be leased to other people.

Options for Professionals

Some people may be able to obtain a mortgage with no money down. These people are generally professionals who will use the property to perform services for their clients. Instead of a down payment, these professionals can offer the lender an asset that will be collateral for these 100 percent loans. In these cases, the lenders are offering a secured loan that is less risky for them because they will be able to sell the asset offered as collateral if the borrower cannot make the payments on the loan.

Because there is no down payment required for these 100 percent mortgages, the interest rate will be higher, but these types of loans can be advantageous to those who have not started their businesses yet. These professionals may need to have cash to begin setting up their practices, and they will have the opportunity to do that with no money down.

Mortgages for Other Purposes

The other type of commercial mortgage requires that the property be placed as collateral for the loan. The terms of these loans will be different from the typical mortgage that can have a term as long as 30 years. With loans used to purchase commercial property, the term can be much shorter, a couple of days, or it can also be 30 years. The business owners will make monthly payments just like for their residential properties, but they will, most likely, have a balloon payment after a determined number of years.

For example, if the term for the loan is 10 years, the business owners will make monthly payments for this amount of time. At the end of the term, the full balance will be owed to the lender, called the balloon payment.

Qualifying for the Loan

Qualifying for these loans also is similar to obtaining a loan for a home because the business will need to have a credit check. Although a lower credit score will not necessarily disqualify a business from borrowing money, a higher credit score is preferable for lenders.

What is very important to lenders is how well the business is currently performing. If the business has been very profitable up until the present time, it will be easier for these business owners to receive the money they need to purchase their properties. The lenders may also require that business owners offer them a business plan that will demonstrate how their businesses are going to benefit from the purchase of the property. If the plan can show that business profits will increase, lenders can be secure that they will receive the money back that they lend to these business owners, an important factor in deciding whether or not to lend business owners money.

Commercial Loans - What Qualifies As a Business Loan?

Those planning on starting a business or need some additional capital for funding an existing business can take out a business loan. This loan is unique because it only applies to the business entrepreneur. Most business loans have a re-payment schedule with an interest rate applied to each re-payment.

Before one applies for a business loan, it is important to take into account how much is needed, the time it will take to re-pay, the amount of interest, and of course what you need as collateral in order to make the loan.

Amounts that can be loaned to business owners will vary. The need for the loan is usually the most determining factor. Needs for a business loan include funding for projects, expanding, or as simple as start up money for a good idea.

The amount needed will be determined by the business owner. The size or equity in the business is also a determining factor. A big company and a small business will differentiate greatly in the amount needed for expansion. The bigger the idea and plan is for expansion, the more money will be required to loan.

To determine your interest rate, banks will need to see how much co-lateral is in your business to seize in case you fail to make loan re-payments. Also, the business plan for expansion needs to be sound. Last but certainly not least, the bank needs the borrower's credit approval. Something to also consider is that the government sets a cap on how high the interest rate lenders can impose on borrowers.

Lenders first look at the reason for the loan and work from that point. When the loan is approved, the next step is to iron out the payment schedule for satisfying the debt with interest.

There are some options to consider when repaying a loan. One way is to pay back a certain amount for a period of time, known as amortization. Usually these payments are of the same fixed amount. Another option is to have a minimum payment due each month but still having the payment with interest due in its entirety at the end of a fixed time period.

If you are the owner of a small business, you may be able to use personal property as collateral to satisfy the lender. It is important to realize that the collateral used, personal or business, can determine the amount that the lender will give. Remember that the type of collateral used can determine the maximum allowable amount that can be loaned.
